Omozing Answers › Credit scores and bureaus

Does a home loan or gold loan affect my CIBIL score?

Yes, both do. Home loans and gold loans from regulated lenders are reported to the credit bureaus just like personal loans and cards. Paid on time, they build a strong record; paid late, they hurt your score the same way any missed EMI does. The security behind them protects the lender, not your score. They also matter beyond the score: a home loan EMI counts against your income when you apply for more credit, and a gold loan that isn’t repaid or renewed on its due date goes overdue on your report.

Secured or not, the bureau sees it

A secured loan is backed by something the lender can fall back on: your house for a home loan, your jewellery for a gold loan. People often assume that because the lender is protected, a late payment matters less. It doesn’t, as far as your report is concerned. Every regulated lender reports your account, its balance and its payment record to the bureaus, now four times a month.

Home loan

Usually long, often 15 years or more, with a large EMI. Years of on-time payments make a strong record. A missed EMI shows as days past due, and because the EMI is big, catching up is harder.

Gold loan

Usually short, often repaid as interest monthly with the principal at the end, or all at the end. The risk is the due date: if you don’t repay or renew in time, the account goes overdue and the lender may sell the pledged gold.

Personal loan or card

Unsecured, so lenders lean more heavily on your score and income. A long, clean home loan record sitting next to them can reassure a lender.

What most people get wrong: they think that if a gold loan goes unpaid, the lender simply keeps the gold and the matter ends there. Selling the gold may recover the money, but the overdue days, and any shortfall, can already be on your report. Pledging gold protects the lender, not your score.

The bigger effect: your home loan EMI and new borrowing

Income isn’t part of the score, but lenders check it separately, through FOIR: the share of your take-home already committed to EMIs. Many lenders cap this around 50%. A home loan is usually the largest EMI you’ll have, so it sets how much room is left for anything else.

Illustrative: ₹1,00,000 take-home with a ₹35,000 home loan EMI

Home loan ₹35,000 ₹15,000 Rest of take-home ₹50,000 50% FOIR limit 35% of take-home 15% room Room for new EMIs ≈ ₹4.58 lakh personal loan over 36 months at 11%

An illustrative profile, not a real customer. Bars are to scale (100% = 560px). 11% is an example, not an offer; Omozing’s rates start from 11% a year, and every application gets a full assessment.

In this example, ₹15,000 of monthly room supports a personal loan of about ₹4,58,173 over 36 months or ₹3,21,834 over 24 months at 11%. The home loan hasn’t hurt the score at all; it simply uses capacity. See how FOIR works, and the grid for a ₹60,000 salary.

Joint home loans and co-borrowers

Many home loans are taken jointly. A co-applicant or joint borrower has the loan on their own report as well, so both people’s records benefit from on-time EMIs, and both are hurt by a missed one, whoever’s account the EMI is debited from. If you’re a joint borrower and your partner handles the payments, check your own report now and then. Read more in what a joint loan does to your score.

Frequently asked questions

Does a home loan improve my CIBIL score?

Paying a home loan on time builds a long, positive record and shows you can manage different kinds of credit. It doesn’t add points just by existing; the payment record is what counts.

Is a gold loan reported to CIBIL?

Yes. Gold loans from banks and NBFCs are reported like other loans, so on-time repayment helps and an overdue account hurts.

What happens to my score if I don’t repay a gold loan?

The account goes overdue and shows days past due on your report. The lender may sell the gold, but the overdue record, and any shortfall, can stay visible for years.

Does a home loan stop me from getting a personal loan?

No, but its EMI reduces how much more you can borrow, because lenders check how much of your take-home already goes on EMIs.

Does a joint home loan appear on both reports?

Yes. A co-applicant or joint borrower has the loan on their own report, so both are affected by how it is repaid.
