A home loan is sized on the EMI room left after your existing obligations. Every rupee of joint EMI counted against you is a rupee less for the home loan.
A joint loan ending in three months matters far less than one with two years to run. Timing your application can recover the full amount.
Some lenders may count only part of a joint EMI if you can show the other borrower pays it from their own account. Practice varies; many count it in full.
Any late EMI on the joint loan is generally on your report too. Home loan lenders read recent history closely. How a co-applicant’s loan shows on your report.
Rakesh takes home ₹90,000 a month and has no loans of his own. Eighteen months ago he became co-applicant on his sister’s ₹4,00,000 personal loan, 36 months at an example 14% a year, with an EMI of ₹13,671 that she pays. He now wants a home loan. This is an illustrative profile, not a real customer; we assume a home lender that allows 50% of take-home for all EMIs and an example home loan rate of 8.5% a year over 20 years.
Illustrative only: an example 50% limit and an example 8.5% home loan rate over 20 years, not a quote. Home loan lenders set their own limits, rates and terms.
Half of ₹90,000 is ₹45,000. With the full joint EMI counted, ₹31,329 is left for a home loan EMI, which supports about ₹36.1 lakh instead of about ₹51.9 lakh: a gap of roughly ₹15.75 lakh, from a loan he never spent a rupee of. The sister’s loan has about ₹2.21 lakh outstanding and 18 EMIs to go. If Rakesh can wait for it to close, or if his sister can foreclose it first, the full figure comes back.
A home loan lender asks how much of your income is already promised to others, and a co-applied loan is, legally, your promise too. Because you usually share responsibility for the whole loan, the cautious view is to count the whole EMI. On the credit side, the lender reads the joint loan’s repayment record as part of yours. A clean record over many months is a plus; a recent late payment raises questions you will have to answer. Omozing does not offer home loans; this is how home loan lenders generally work. Choose a tenure that ends before either of you plans a big loan. Salaried, take-home ₹40,000 or more, credit score from 600; loans up to ₹25 lakh over 3 to 36 months.
Many do, because you usually share responsibility for the whole loan. Some may count part of it if you can show the other borrower pays.
Not by itself. The loan’s repayment record generally shows on your report, so on-time EMIs can help and late ones can hurt.
If it is affordable, closing it first usually restores your full EMI room. Weigh any foreclosure charge against the larger home loan you could get.
Yes, but the new EMI will usually count in your obligations, so plan the home loan amount with it included.
Once closed, it no longer counts as an EMI. Its repayment history stays on your report, which helps if it was paid on time.
