Omozing Personal Loan · For home improvement

Home renovation loan without collateral

A new kitchen, a leak-proof bathroom, a fresh coat of paint or a rented flat made liveable: you can fund it with an unsecured personal loan, without mortgaging the home or waiting for a property valuation. Here is how to budget it and borrow sensibly.

In short: A home renovation loan from Omozing is our unsecured personal loan used for repairs, upgrades and furnishing. Salaried borrowers with take-home pay of ₹40,000 or more and a credit score of 600 or more can apply for up to ₹25 lakh over 3 to 36 months, with rates starting from 11% a year. There is no property paperwork; you need two documents, and you see the exact rate, fees and APR in your Key Fact Statement before you sign. For very large projects on a home you own, compare it with a home loan top-up, which is secured and often cheaper.

What a home renovation loan is

Banks and housing finance companies offer “home improvement” loans that are secured against the property: you need to own it, submit title documents and wait for a technical and legal check. An unsecured personal loan works differently. It is assessed on your salary and credit record, needs no property papers, and the money goes to your bank account, so you decide which contractor, carpenter or showroom to pay.

Omozing offers the second kind. A home renovation loan from us is our standard unsecured personal loan, with the same limits and assessment as any other and no separate renovation rate. It suits projects from a few lakh up to the mid-teens of lakh, and borrowers who rent, who own jointly with family, or who simply do not want to mortgage their home for a kitchen.

Who it suits

A good fit

Salaried people taking home ₹40,000 or more with a credit score of 600 or more, who need ₹1 lakh to ₹15 lakh for a defined project, want to start soon, and prefer a fixed EMI over 1 to 3 years.

Tenants and new owners

Furnishing a rented flat, fitting out a newly handed-over apartment with wardrobes and a modular kitchen, or making a parent’s home safer with grab bars and better lighting.

Compare first

For a structural rebuild or a project well above ₹15 lakh on a home you own with an existing home loan, a top-up or home improvement loan from your housing lender may cost less over a long tenure.

What renovation costs in India

Costs swing widely by city, materials and finish. Published Indian renovation cost guides in 2025–26 commonly quote ranges like these. Treat them as a starting point and get at least three written quotes for your own home.

Typical project ranges (₹ lakh)

Bathroom ₹0.6–2.5 lakh Kitchen ₹1.5–5 lakh Home, 800 sq ft ₹2.5–12 lakh Home, 1,000 sq ft ₹3–15 lakh 051015 ₹ lakh

Ranges from published Indian renovation cost guides (for example NoBroker’s home renovation cost guide, updated July 2026), checked October 2026. Indicative only; the low end is basic finishes, the high end premium materials. Prices vary by city, labour and materials.

How to build your budget (and size the loan)

  1. Scope the job room by room

List exactly what will change in each room. Vague briefs (“redo the kitchen”) are where budgets double.

  2. Get three itemised quotes

Ask for materials, labour, removal of debris and taxes as separate lines, with a payment schedule tied to milestones.

  3. Add a 10%–15% contingency

Hidden seepage, old wiring and plumbing surprises are common in older homes. Budget for them now rather than borrowing again mid-project.

  4. Decide what you pay from savings

Paying part of the cost yourself lowers the EMI and the interest. Even 20%–30% from savings makes a noticeable difference.

  5. Check the EMI against your salary

Keep all EMIs, including the new one, comfortably below half of your take-home pay. A renovation should not squeeze your rent or school fees.

EMI examples for a renovation loan

An illustrative profile, not a real customer: Priya, a salaried professional in Bengaluru, takes home ₹95,000 a month. Her kitchen and two bathrooms are quoted at ₹6.2 lakh. She pays ₹1.2 lakh from savings and borrows ₹5 lakh.

TenureMonthly EMITotal interestEMI as share of ₹95,000 take-home
12 months₹44,191₹30,29047%
24 months₹23,304₹59,29425%
36 months₹16,369₹89,29717%

Illustrative reducing-balance EMIs at 11% a year, our starting rate, before the processing fee (3%–7% + GST). Your rate depends on your credit profile and is shown in your Key Fact Statement.

The 12-month option saves the most interest but would take nearly half her salary, too tight with rent and other costs. The 24-month option is the balance: about a quarter of her pay, with roughly ₹30,000 less interest than 36 months. Run your own numbers on the EMI calculator.

Mistakes to avoid

  • Borrowing before the scope is fixed. Changes mid-project are the biggest cause of overruns.
  • Paying the contractor everything upfront. Tie payments to milestones and keep receipts.
  • Skipping the contingency. Then borrowing again mid-project from a costlier source.
  • Stacking several showroom and card EMIs. Many small EMIs are harder to track than one; see how multiple loans affect your score.
  • Over-improving a rented home. Spend on what you can take with you, such as appliances and loose furniture, unless the landlord shares the cost.
  • Ignoring the APR. Compare the total cost in the Key Fact Statement, not just the headline rate.

Frequently asked questions

Can I get a home renovation loan without property documents?

Yes. Omozing’s personal loan is unsecured, so you do not need to submit title deeds or mortgage your home. You need a 6-month salary-account statement and your latest salary slip.

Can a tenant take a home renovation loan?

Yes. Because the loan is assessed on your salary and credit profile rather than the property, tenants can use it to furnish or fit out a rented home.

What is the interest rate on a home renovation loan?

Omozing has no separate renovation rate. Personal loan rates start from 11% a year; your exact rate, processing fee and APR are in your Key Fact Statement before you sign.

How much can I borrow for renovation?

Up to ₹25 lakh, depending on your salary, existing EMIs and credit profile. Size the loan from itemised quotes plus a 10%–15% contingency, minus what you can pay from savings.

Is a home loan top-up cheaper than a personal loan for renovation?

Often yes for large amounts, because it is secured on your home and can run longer. It also needs property paperwork and takes longer. For mid-sized projects, or if you rent, an unsecured personal loan is usually simpler.

Do I need to show contractor quotes to Omozing?

No. The loan is assessed on your income and credit record. Quotes are for your own budgeting, and we strongly recommend getting them.

Can I get a renovation loan with a CIBIL score of 650?

Omozing considers credit scores from 600, along with a take-home salary of ₹40,000 or more. A credit officer reviews your full report, so the score alone does not decide the outcome.

Can I prepay my renovation loan?

Yes. The foreclosure and part-prepayment terms, including any charges, are set out in your Key Fact Statement and loan agreement.

Omozing is the digital lending brand of Aparampaar Finance Private Limited, an RBI-registered non-deposit-taking NBFC. Loans are subject to credit assessment; the rate, fees and APR for your loan are set out in your Key Fact Statement before you sign.
