Rent deposit and relocation loan

A new job, a new city or simply a better flat can mean handing over several months’ rent before you have the keys. A personal loan can bridge the security deposit, brokerage and moving costs, with one EMI you can clear early when the old deposit comes back.

In short: A rent deposit loan is an unsecured personal loan used to pay a security deposit and the other upfront costs of moving home. In some cities landlords ask for six to ten months’ rent as a deposit, far above the two months suggested by the Model Tenancy Act. Omozing lends salaried people with a take-home salary of ₹40,000 or more and a credit score of 600 or more up to ₹25 lakh over 3 to 36 months, with rates starting from 11% a year. Borrow only the gap, and plan to prepay when your previous deposit is refunded.

What a rent deposit loan is

A security deposit is money you hand to a landlord at the start of a lease, to be returned when you leave, less any agreed deductions for unpaid rent or damage. It is not a cost in the long run, but it is a large amount of cash you need on one day, often while your previous deposit is still with your old landlord.

A “rent deposit loan” is not a separate product at Omozing. It is our standard unsecured personal loan, used for the deposit and the other bills that come with a move: the first month’s rent, brokerage, packers and movers, travel, and the basics you need to live in an empty flat. The money is paid into your own bank account, so you can pay the landlord by bank transfer and keep a clear record.

Because a deposit comes back, this is one of the few purposes where a loan can be planned with a clear exit: borrow for a short tenure, or prepay when the old deposit is refunded.

Who it suits

Moving for a new job

You have joined, or are about to join, a role in another city and need to pay a deposit before your first salary there, or before your employer’s relocation allowance arrives.

Moving within your city

Your old landlord will refund your deposit only after you hand over the keys, but the new landlord wants theirs now. A short loan bridges the overlap.

Think twice if

The new rent itself would stretch your budget. A loan can fund the deposit, but it cannot make an unaffordable rent affordable, and you will be paying the EMI and the rent together.

What moving in really costs

Deposits are set by local custom and negotiation more than by law. The Model Tenancy Act, 2021, a central model law, suggests a cap of two months’ rent for residential leases, but it applies only where a state adopts it, and practice in several big cities is well above that. Reported norms:

  • Bengaluru: landlords increasingly ask for six to ten months’ rent or more (The Realty Today, November 2024).
  • Mumbai, Delhi, Hyderabad: two to six months’ rent across metro areas, depending on the locality (Housing.com, updated February 2024).
  • Delhi and Hyderabad: often two to four months; Kolkata one to two months (The Realty Today, November 2024).

The deposit is only the largest item. A typical move also needs the cash below. The figures are illustrative for a 2BHK at ₹35,000 a month in Bengaluru with a six-month deposit; replace them with your own quotes.

How much to borrow

Start with the total cash you need, then subtract what you have: savings you can spare without emptying your emergency fund, your employer’s relocation allowance or joining bonus, and the old deposit if it will be refunded before the new one is due. The remainder is the gap.

In the example above, someone with ₹1,20,000 of spare savings and a ₹70,000 relocation reimbursement still needs about ₹1.5 lakh on moving day. If the old landlord will refund ₹1,00,000 a month later, that money can go straight into prepaying the loan.

A deposit sits in someone else’s account for the whole lease, so a short tenure keeps interest low. If a 12-month EMI is too tight alongside the new rent, choose 18 or 24 months and prepay when the old deposit or a bonus arrives.

Should you borrow for this? A quick test

  • Rent plus EMI fits. The new rent and all your EMIs together should leave room for food, transport, savings and surprises. A common rule is to keep rent near a third of take-home pay and all EMIs below half.
  • The deposit is reasonable for the area. Try negotiating first; many landlords accept fewer months for a reliable tenant with a stable job.
  • You have a written agreement. The deposit amount, refund timeline and permitted deductions should be in writing before you pay.
  • There is a repayment plan. Know which money (old deposit, allowance, bonus) will clear the loan early, or that the EMI is comfortable for the full tenure.

Mistakes to avoid

  • Paying a deposit to an unverified “owner” online. Rental scams often ask for a token or full deposit before a visit. Meet the owner, see the flat and check ownership documents first. Report fraud to 1930 or cybercrime.gov.in.
  • No written refund terms. Agree how long the landlord has to refund the deposit and what can be deducted, and record the flat’s condition with dated photos on move-in day.
  • Borrowing for the full 36 months by default. The deposit is refundable; a shorter loan, or prepaying with the old deposit, saves interest.
  • Forgetting the overlap month. Moving often means paying two rents for a few weeks. Budget for it.
  • Taking several app loans to assemble the deposit. If that has already happened, SmartSwitch can consolidate them into one loan.

Frequently asked questions

Can I get a personal loan to pay a rental security deposit?

Yes. Omozing’s personal loan can be used for a security deposit and other moving costs. Salaried applicants with a take-home salary of ₹40,000 or more and a credit score of 600 or more can apply for up to ₹25 lakh.

Does Omozing pay the landlord directly?

No. Under RBI digital lending rules the loan is disbursed to your own bank account. You pay the landlord by bank transfer and should get the amount recorded in the rent agreement.

How much security deposit can a landlord ask for?

It depends on your state’s law and local practice. The Model Tenancy Act, 2021 suggests a cap of two months’ rent for homes, but it applies only where a state has adopted it. In practice, deposits in some cities run to six to ten months’ rent.

Can I repay the loan when my old deposit is refunded?

Yes, you can prepay or foreclose. The terms and any charges are set out in your Key Fact Statement and loan agreement, so check them before you sign.

Can I apply if I am in the middle of changing jobs?

You can apply, but tell us about the change. Lenders verify your employment and salary, and a switch between application and disbursal can affect the decision or its timing.

Do I need to show the rent agreement?

No. Omozing needs your 6-month salary-account statement and latest salary slip. Keep the agreement and deposit receipt for your own records.

Is a rent deposit loan better than a credit card?

For larger deposits, usually. Many landlords do not accept cards, rent-payment platforms charge a fee, and revolving card interest is far higher than a personal loan rate.

What if my landlord does not return the deposit?

Ask in writing first, citing the agreement. If that fails, the rent authority or civil court in your state is the route; keep your agreement, payment proof and move-in photos ready.
